Your reservation will be confirmed as binding once the deposit has been received. In the event of cancellation, the deposit will be retained.

Cancellation policy pursuant to Art. 1382 of the Italian Civil Code: Up to 4 weeks before arrival, 30% of the total amount will be charged; up to 14 days before arrival, 50%; thereafter, as well as in the event of a no-show, 100% of the total amount will be charged. In the event of a delayed arrival or early departure, 100% of the booking amount will be charged.

We recommend taking out travel cancellation insurance.

Our prices are per night for two people. An additional charge of €20 per night applies for each additional person.
Children’s rates:

• Children aged 0–3: free of charge
• Children aged 4–12: €12 per day
• Children aged 14 and over: €20 per day

For short stays of up to 4 nights, we charge a surcharge of €80 per night.
In addition to the accommodation price, a local tourist tax of €2.70 per night and person (aged 14 and over) applies.

From 3:00 p.m. to 4:30 p.m., we say: Welcome to Obertimpflhof!

On the day of departure, we kindly ask you to check out by 9:00 a.m. This gives us enough time to lovingly prepare your holiday apartment for our next guests, so they too can feel completely at home from the moment they arrive.

Our farm is a wonderful place for families. There is plenty to discover: children can get up close to our animals, watch them, and, where possible, even pet them. At the playground, they can play and let off steam to their heart’s content. And when the weather isn’t on our side, our selection of children’s books provides cozy moments indoors. This way, a holiday at our farm becomes a special experience for our little guests too, filled with wonderful memories and exciting moments.

For our adult guests, we offer our generously filled “Obertimpfl” Breakfast Basket for €25, and of course, we haven’t forgotten our little guests either: they can enjoy the “Knirpsenkorb” Children’s Breakfast Basket for €18, filled with little surprises.

We offer a complimentary daily bread roll delivery service, except on Sundays and public holidays. You will receive the order form at the beginning of your stay. If you would like to use our bread roll service, please return the completed order form to us in person by 3:00 p.m. the day before. Your fresh bread and ordered rolls will be delivered to your apartment door the following morning at around 7:00 a.m.

We love animals and understand that many of you enjoy travelling with your four-legged companions. Unfortunately, we are unable to accommodate dogs in our holiday apartments. We kindly ask for your understanding and hope that you will still feel completely at home with us and enjoy a relaxing stay in the Sarntal Valley.

From Obertimpflhof, you can discover the diverse nature of the Sarntal Valley right on your doorstep. Whether hiking and cycling, horseback riding at Adamhof, or enjoying a refreshing swim – there is something for everyone. Enjoy the fresh mountain air, experience nature, and stay active together: your holiday in the Sarntal Valley offers countless opportunities.

Bus Stop on the Main Road
The nearest bus stop is approximately 800 metres from our farm and can be reached quickly via the main road.

Astfeld Bus Stop
The bus stop in the village of Astfeld is about a 10-minute walk away. From here, additional bus connections are available – ideal for those who enjoy a short walk.

As a guest of our partner accommodation, you will receive the personal and digital Sarntal Card free of charge. It is valid throughout your entire stay and allows you to use public transport in South Tyrol free of charge – including the train from Brenner to Bolzano and the bus connections to the Sarntal Valley. You will also enjoy numerous additional benefits, such as discounted rides on the Reinswald cable car, the summer hiking bus, guided hikes, and free admission to the Sarnthein outdoor swimming pool. The card is personal and non-transferable.

Discover the Sarntal Valley comfortably by e-bike! The e-bike rental service offers different sizes to suit your needs. Early reservation is recommended.
